Do I need a permit for a fence in Mission Viejo?

The Mission Viejo handout places property-line fences and garden walls in its small-structure exemption list. The stated limit is 6 feet in height. That category is subject to the handout’s broader qualifications: other regulations may still call for permits or technical review, and structural-integrity work requires a permit.

Property line fences or garden walls not exceeding 6 feet in height.

The city handout lists property-line fences and garden walls separately from retaining walls. Its retaining-wall threshold is 3 feet, compared with the 6-foot fence threshold.

Do I need a permit to repair or replace a roof in Mission Viejo?

Mission Viejo does publish a limited roof exemption. Its test combines the share of roof area with the underlying framing: both conditions belong to the line. A project involving structural integrity is subject to the handout’s separate permit requirement.

Roof repairs or replacements under 10% of total roof area and without changing the underlying framing.

What work does not need a permit in Mission Viejo?

The city handout starts with a general requirement, then lists finish improvements, minor repairs, small structures and selected electrical, mechanical and plumbing work. Its finish-work examples include carpet, tile, painting and cabinet-door replacement. Countertop replacement has a condition about drywall, rather than a blanket exemption for a room remodel.

Based on California Building Code (CBC), a building permit is required for constructing, moving, altering, converting, improving, repairing, or demolishing a structure within any area of the City of Mission Viejo, Title 8, Chapter 8.02.

The Mission Viejo handout retains zoning, grading and environmental requirements for exempt projects and separately requires a permit for work affecting structural integrity.

Other applicable regulations may necessitate additional permits or technical reviews even for exempted projects. Factors such as zoning laws, grading permits, and environmental regulations may apply (CBC Sections 105.6 and 105.7). • For projects affecting structural integrity, a permit is required irrespective of exemption.

Mission Viejo government schedule items

The city’s published inspection procedure calls for requests before 4:00 PM on the day before the desired inspection, with inspections on the next business day. The applicant must include the relevant contacts on the permit so those participants can manage inspection requests through their accounts. This is inspection scheduling, rather than a plan-review turnaround.

Use My Work and Request Inspection in Client Self Service to schedule an inspection. For rescheduling, the city directs users to My Existing Inspections and its reschedule control. The account also needs to be associated with the permit; creating an account alone does not add it to an existing project.

Before you apply in Mission Viejo: checklist

Mission Viejo’s Client Self Service chart identifies forms by permit type. The city recommends completing required documents before starting the application and states that the chart is not an exhaustive list. Homeowners also need the owner builder notification.

Arrange account access before submission for the people who need to view permit details or handle inspections. The city explains that both an online account and association with the permit are needed for inspection access; the applicant can add contacts after submission as well.
