How to search a permit by address in Newport Beach
The Newport Beach Building Division separates open construction projects from archived permits for completed construction. Its history page warns that the live permit software covers activities initialized since that system came into use, so an address search may miss documents.
For your convenience, Building Division permit records are available online in two formats.

Do I need a permit for a fence in Newport Beach?
Newport Beach places its fence exemption in the same paragraph as floor finishes and low platforms, decks and walks. The paragraph includes both the size limits and the caveat about reviews by other agencies; the quoted exemption below retains both.
For example, a permit is not required for items such as floor covering, wallpapering, painting or similar finish work; fences three and one half (3 1/2) feet or lower; platforms, decks and walks 30 inches or less over grade or not over the basement; as well as several other situations. Keep in mind, however, that even though the City may not require a permit, reviews may be required from other agencies, so be sure to check before building.

What work does not need a permit in Newport Beach?
The Newport Beach exemption examples include floor covering, wallpapering, painting and similar finish work, alongside size-limited fences, platforms, decks and walks. The city keeps an other-agency-review caveat with that list. Its next paragraph distinguishes fixture repairs from a water-heater replacement.
Some other situations may or may not require a permit. Certain plumbing, mechanical and electrical work, replacement or repair of fixtures (such as changing water faucets or replacing switches) typically do not require a permit. However, replacing a water heater or adding a permanently wired light fixture does require a permit. If you are in doubt about whether a permit is required, please call us.
