Lakewood permit search

The City of Lakewood Permit Counter provides building-permit services through eTRAKiT. Search its permit records by address, parcel number or permit number; the address examples accept a street number or street name without punctuation. Lakewood’s homeowner handout states: “Other than very minor cosmetic work, all construction requires a building permit. Contact us if you have any questions about whether your project requires a permit.” Search permits on eTRAKiT

Do I need a permit for a fence in Lakewood?

Lakewood measures the fence-permit trigger by the length of work. Its published rule includes repairs and modifications as well as replacement and new construction. A repair project can therefore fall within the same length-based requirement as a new fence; the rule is not limited to installing a fence for the first time.

Fence permits are required if more than 8 linear feet of fencing is replaced, repaired, modified or constructed.

Do I need a permit to repair or replace a roof in Lakewood?

The Lakewood roofing handout places the permit before tear-off and installation. It gives a small-repair exception, and the separate exemption handout narrows that exception when equipment must be removed. Read those statements together when describing a repair: the area of work and removal of mechanical or electrical equipment both matter.

A roofing permit is required for re-roof or for roof repair prior to tear-off and installation of the new roof. Repairs of less than 100 square feet of area do not require a permit.

Can a homeowner pull their own permit in Lakewood?

The Lakewood homeowner handout allows an owner who occupies a detached single-family home and performs the work to obtain the building permit. It directs that homeowner to establish a public eTRAKiT account and complete the Homeowner Permit Agreement. The same bullet addresses adding subcontractors and adding the homeowner for each building system, except new homes.

Eligibility also depends on legal ownership and residence. The handout excludes LLCs, trusts and corporations from homeowner permits for residential construction projects.

You must be the legal owner and resident, LLC’s, trusts and corporations will not be issued homeowner permits for residential construction projects.

What work does not need a permit in Lakewood?

The Lakewood exemption handout includes painting, paper and similar finish work. Its exemption list comes with a separate warning about plumbing, electrical and mechanical permits, and it does not authorize work that violates the code or other local laws.

The city illustrates the systems distinction with a shed: bringing electrical service or a sub-panel to the example shed requires an electrical permit, while adding a hose bib or hand sink requires a plumbing permit. That example explains why a building-permit exemption and permission for systems work are separate questions in this handout.

The Lakewood homeowner handout describes inspection scheduling through eTRAKiT. Required inspections are visible there, and inspection requests go through that system.

Inspections scheduled through eTRAKiT by 7 a.m. are typically performed the same day, excluding weekends and holidays. Inspections may be scheduled up to six (6) days in advance.

For roofing, the city distinguishes mid-roof and final inspections. Tile or metal systems, except standing-seam, need the mid-roof inspection after felt, flashing and battens are installed and before the final covering conceals them. Asphalt shingles do not need that mid-roof inspection. A final roof inspection follows completion of the roof installation.

The roofing handout says inspection status and results can be viewed through eTRAKiT.

Before you apply in Lakewood: checklist

Lakewood asks for a completed building permit application through eTRAKiT and complete plans showing existing and proposed conditions. Its handouts describe plan requirements for most projects. Plans may need an architect’s stamp and signature if the initial submission does not demonstrate sufficient code knowledge or constructability.

For new residential homes and additions, the homeowner handout directs plans through eTRAKiT for plan review. It also identifies an asbestos survey or report for most renovations disturbing more than 32 square feet of interior finish.

The Lakewood application-portal page says some applications require a supplemental form uploaded with the other application materials. The homeowner process names the Homeowner Permit Agreement, while the roofing handout asks for material and roofing-square information.
