Mini split vs central air: which fits your home?

Choose mini-split for a home or part of a home without ductwork; central air for even cooling throughout the home. The right choice depends on whether the home already has ductwork, whether a room sits next to unconditioned space, such as over a garage, and how much energy an existing duct system loses.

Avoiding energy lost through ductsDOE (2016): avoids energy loss associated with ductworkDOE (2016), in its advice to insulate and seal ducts: air loss through ducts accounts for about 30 percent of a cooling system's energy consumption
Even cooling throughout the homeENERGY STAR: heat rises and cool air sinks, so gauge which areas of your home a single wall unit will benefitDOE (2016): a central A/C system provides even cooling throughout the home
A home or part of a home without ductworkENERGY STAR: mini-split heat pumps are specifically designed for homes or sections of homes that do not have ductworkDOE (2016): a central air conditioner circulates cool air through a home using a system of ducts and registers
A home that already has forced-air ductworkENERGY STAR's ductless page: if your home already has ductwork, a ducted air-source heat pump may be the right systemENERGY STAR: in a typical house, about 20 to 30 percent of the air that moves through the duct system is lost
A room next to unconditioned space, such as a guest room above a garageENERGY STAR lists this space among the places mini-splits are usedENERGY STAR: ductwork there would be exposed to harsher temperatures

Do mini splits work as well as central air?

Not on even cooling: DOE's Home Cooling infographic (2016) says "A central A/C system will provide the most even cooling throughout the home." ENERGY STAR says mini splits "can be utilized for whole home heating and cooling, but are also a great fit to supplement your existing HVAC system".

The same DOE infographic (2016) says a ductless mini-split "provides zoned cooling without the ductwork" and that mini-splits "work in all climate zones".

Which is better for a home, central AC or split AC?

It depends on whether the home already has ductwork. ENERGY STAR says mini split heat pumps "are specifically designed for homes or sections of homes that do not have ductwork". For a home with ducts it points to a ducted air-source heat pump (ASHP): "If your home does have existing ductwork, a ducted ASHP system may be the right system for you."

DOE's Home Cooling infographic (2016) says "A central A/C system will provide the most even cooling throughout the home" and that a ductless mini-split "avoids energy loss associated with ductwork"; it puts air loss through ducts at "about 30 percent of a cooling system's energy consumption". ENERGY STAR's duct-sealing page says that in a typical house "about 20 to 30 percent of the air that moves through the duct system is lost".

The name alone does not settle which system is meant. DOE (2016) says "Many types of air conditioning systems are called split systems because they are made up of an outdoor unit, which contains the condenser and compressor, and an indoor unit, which is often connected to a furnace or heat pump." So a ducted central system is often a split system too; this answer reads split AC as a ductless mini-split.

What are the downsides of using a split AC unit?

ENERGY STAR's installation tips for a mini-split say to "Remember that heat rises and cool air sinks, when gauging expectations for what areas of your home will receive benefits from a single wall unit", and that "Open spaces are generally easier to cool".

For a home with existing ductwork, the same page points to a ducted air-source heat pump (ASHP): "a ducted ASHP system may be the right system for you." This answer does not cover up-front cost: none of the sources read for this page gives a mini-split price, and the price page named just below the decision table is for central AC replacement.

In Florida: what the code says

All air conditioners that are sold or installed in the state must meet the minimum efficiency ratings of the Florida Building Code-Energy Conservation.

The Florida Legislature, Florida Statutes s. 553.912 Air conditioners (2026 Statutes), read 17 October 2026.

Notwithstanding this section, existing heating and cooling equipment in residential applications need not meet the minimum equipment efficiencies, including system sizing and duct sealing.

The Florida Legislature, Florida Statutes s. 553.912 Air conditioners (2026 Statutes), read 17 October 2026.

It is the intent of the Legislature that all replacement air-conditioning systems in residential applications be installed using energy-saving, quality installation procedures …
