What is a breezeway?
A breezeway is a roofed passage between buildings, such as a home and detached garage. New Orleans Article 26 defines it as open-sided and connecting two or more structures. For your project, distinguish that open passage from an enclosed hall: Maricopa County excludes halls from its habitable-space definition.

What this means for your home project
- Look at the proposed connection drawing and note whether the passage has a roof and open sides between the buildings. Compare those features with the New Orleans definition as an identification example. Source: City of New Orleans, read 2026-11-03.
- Mark whether the enclosed passage is intended to function as a hall. Compare that intended use with Maricopa County’s explicit exclusion of halls from habitable space before describing the project as added living space. Source: Maricopa County, read 2026-11-03.
- For an attached enclosed breezeway in Clark County, request a written garage-side separation detail naming the gypsum wall board thickness and showing where it seals the enclosed area in line with the garage wall. Compare the reply with the county’s 1/2 inch specification. Source: Clark County, Washington, read 2026-11-03.

Can an enclosed breezeway be used as living space?
Enclosure alone does not settle whether a passage is living space. Maricopa County defines habitable space by living, sleeping, eating or cooking, and expressly excludes halls. For an enclosed breezeway project, describe the intended use before calling the area habitable. This is a county definition, not permission to convert a passage. “A space in a building for living, sleeping, eating or cooking.” Source: Maricopa County, read 2026-11-03. “Bathrooms, toilet rooms, closets, halls, storage or utility spaces and similar areas are not considered habitable spaces.” Source: Maricopa County, read 2026-11-03.
How big should a breezeway be?
Check the local definition before choosing dimensions. Garland, Texas, defines a breezeway as at most five feet wide, open on its two longest opposing sides, with no enclosed structure above it. That is a local classification limit, not a nationwide recommendation for how large to build a passage. “A small corridor with a roof, with no enclosed structure above it, that is a maximum of five feet in width (but may be of any length and height), designed as a walking path between a main building and an accessory building, usually a garage or carport, and is unenclosed (that is, open to the outside) on the two longest opposing sides.” Source: City of Garland, Texas, read 2026-11-03.
What is the difference between a breezeway and a dogtrot?
A breezeway connects spaces; the historic dogtrot plan described by the National Park Service arranges rooms on each side of that covered central passage, with doors opening into it. The distinction is the room layout around the passage. This historic example does not set construction requirements for a new addition. “Based on a dog-trot architectural plan; its rooms are arranged along each side of a covered breezeway, with the doors opening into the central passage.” Source: National Park Service, read 2026-11-03.
Is a firewall needed between the garage, breezeway and house?
In Clark County, Washington, the specification for attached enclosed breezeways is at least 1/2 inch gypsum wall board on the garage side, sealing off the enclosed area in line with the garage wall. The county separately exempts open breezeways with no concealed spaces. Request the material specification 1/2 inch gypsum wall board or thicker in the written separation detail for that enclosed configuration. “Attached enclosed breezeways shall be protected on the garage side with not less than 1/2 inch gypsum wall board, sealing off the enclosed area in line with the garage wall.” Source: Clark County, Washington, read 2026-11-03. “Open breezeways with no concealed spaces need not be protected.” Source: Clark County, Washington, read 2026-11-03.
What is the difference between attached and detached?
In Colerain Township’s zoning FAQ, enclosure is the deciding distinction: a connection by a porch, walkway or breezeway can be involved, but an unenclosed structure is considered detached and an enclosed one attached. This answers the township’s classification question; it does not establish how another jurisdiction will classify the same project. “A structure is considered attached if the structure is connected by a porch, walkway, breezeway, or other similar structure.” Source: Colerain Township, read 2026-11-03. “If the structure is not enclosed, it is considered detached.” Source: Colerain Township, read 2026-11-03. “If the structure is enclosed, it is considered attached.” Source: Colerain Township, read 2026-11-03.
