What are helical piers?
Helical piers are steel foundation supports screwed into soil using 1 or more spiral bearing plates. For an existing foundation, a bracket can connect the shaft to the footing and wall. Get depth and twisting-resistance criteria in the design; the 2017 DC code gives this example in Section 1810.4.11.

What this means for your home project
- Review the proposed drawing for shaft dimensions and the number, size and thickness of the bearing plates. Request those items in the written scope so the proposed support is identifiable. Source: District of Columbia Department of Buildings, read 2026-11-03.
- Request a written design depth and installation-torque criterion. Use the reply to identify the intended stopping criteria for pile installation, as illustrated by 2017 DC Section 1810.4.11. Source: District of Columbia Department of Buildings, read 2026-11-03.
- Review the installation record for pile dimensions, final depth and final installation torque. Mark any missing entry and request it; these are among the recorded items in 2017 DC Section 1705.9. Source: District of Columbia Department of Buildings, read 2026-11-03.

How are helical piers installed?
Installers rotate the steel pile into the ground with hydraulic equipment. Washington’s WAC 296-17A-0202 describes galvanized heads, steel pipe extensions and helical cutting blades. It is a worker-classification description of the process, not permission for a homeowner to install structural supports. For comparison, HUD’s 1997 residential guide describes excavated, poured concrete piers with a cap under the existing footing; its helical-pier system instead connects a steel shaft to the footing and wall with a bracket. “Helical piles - Are formed by rotating galvanized heads and steel pipe extensions, with attached helical cutting blades, into the ground at any angle using a high torque hydraulic motor.” Source: Washington State Legislature, read 2026-11-03. For the particular helical system described in HUD’s 1997 guide, “Requires notching the footing to apply the bracket.” Source: U.S. Department of Housing and Urban Development, read 2026-11-03.
How far apart should helical piles be spaced?
Spacing belongs in the foundation design. As a jurisdictional example, the 2017 DC Building Code, Section 1810.2.5, requires analysis of how nearby piles affect one another under axial loads when spacing is less than three times an element’s least horizontal dimension. That is an analysis trigger, not a universal pile-spacing recommendation. “The analysis shall include group effects on axial behavior where the center-to-center spacing of deep foundation elements is less than three times the least horizontal dimension of an element.” Source: District of Columbia Department of Buildings, read 2026-11-03.
How will helical pier installation impact my yard and landscaping?
Close-spaced repair piers may disturb walks and planting along the building perimeter. HUD’s June 1997 residential rehabilitation guide also describes attaching the steel shaft to the existing footing and foundation wall with a bracket. Ask the written scope to identify affected landscaping; the guide describes one repair system, not every current product. “May disturb building perimeter, including walks and planting, if on-center spacing of piers is close.” Source: U.S. Department of Housing and Urban Development, read 2026-11-03.
What factors affect helical pier installation cost?
Ask how the proposed scope handles installed pile length, labor, materials and equipment. Iowa DOT’s October 2023 bridge guide describes time-and-material payment using those work inputs, and notes that extra installed length can change payment. These are contract questions to resolve for a home job; the bridge guide supplies no residential price estimate here. “Payment is made on a unit rate basis for hourly rates, materials, and equipment rental.” Source: Iowa Department of Transportation, read 2026-11-03.
What should a written recommendation for helical piers include?
Request the design depth, required twisting resistance (installation torque), shaft dimensions and bearing-plate details in writing. The 2017 DC Building Code’s Section 1810.4.11 assigns depth and torque criteria to a design professional; Section 1810.3.5.3.5 addresses shaft dimensions and plate number, size and thickness. Use these as concrete scope questions, and ask which code edition applies to your home. “Helical piles shall be installed to specified embedment depth and torsional resistance criteria as determined by a registered design professional.” Source: District of Columbia Department of Buildings, read 2026-11-03. “Dimensions of the central shaft and the number, size and thickness of helical bearing plates shall be sufficient to support the design loads.” Source: District of Columbia Department of Buildings, read 2026-11-03.
