What is a sill plate?

A sill plate, also called a mud sill, is the wood board resting directly on a foundation wall. It is usually one layer of 2x6 or 2x8 pressure-treated lumber. For new construction, specify a sill gasket before the board is laid to separate it from moisture rising through the concrete.

What this means for your home project

  1. Before drywall covers the framing, visually look for the gasket beneath the sill plate and caulk at the rim joist; note either missing item for the contractor. Source: Building America Solution Center, read 2026-11-03.
  2. For an existing-home sealing quote, ask whether the foundation-to-sill joint is accessible; have the reply identify the reachable joint rather than promise waterproofing from caulk or spray foam. Source: Building America Solution Center, read 2026-11-03.
  3. Request a written preparation scope listing surface cleaning and repair of dry rot or other damage before sealing; the reply should state how both will be addressed. Source: Building America Solution Center, read 2026-11-03.
  4. When damaged sill pieces are being replaced in the foundation retrofit, request that the written scope include a capillary break beneath the new pieces. Source: Building America Solution Center, read 2026-11-03.

Sill plate (mudsill) vs. sole plate: what is the difference?

Use the floor framing drawing to identify which board the contractor means before agreeing to a repair scope. “In platform construction, the band joist and floor joists rest on top of the sill plate.” Source: Building America Solution Center, read 2026-11-03. “They support the subfloor and the base plate (also known as a bottom plate or sole plate), which sits on the subfloor and to which the wall studs are attached.” Source: Building America Solution Center, read 2026-11-03.

How do you air-seal the sill plate?

For an existing home, first establish whether the joint can be reached and whether damaged wood needs attention before the sealing job. “Although it will not provide waterproofing, sills can still be air-sealed in existing homes with caulk or spray foam if the seam between the foundation and the sill plate is accessible, such as crawlspaces and unfinished basements.” Source: Building America Solution Center, read 2026-11-03. “Before sealing, thoroughly clean all surfaces to receive sealants or insulation and ensure all dry rot or other damage has been repaired.” Source: Building America Solution Center, read 2026-11-03.

Can you use pressure-treated wood only, or do you need a gasket between the foundation and sill plate?

For new construction, put the moisture-separating layer in the written scope before the foundation board is laid down. “The best way to air-seal the sill plate is to place a sill sealer (also called a sill gasket) on the concrete before laying down the sill plate.” Source: Building America Solution Center, read 2026-11-03. “A waterproof closed-cell foam product should be selected that will both air-seal and provide a capillary break preventing any moisture that migrates up through the concrete from reaching the wood of the sill plate.” Source: Building America Solution Center, read 2026-11-03.

Why is my sill plate rotting?

Water can rise through the foundation into the wood, so evaluate the drying path before covering an older foundation with insulation. “Due to capillary action, this moisture can wick up into the wooden sill beam or sill plate of the wall (unless there is some kind of capillary break between the foundation and the sill beam but there rarely is in older homes).” Source: Building America Solution Center, read 2026-11-03. “If moisture is transferred to the framing faster than the framing is able to dry, the moisture will accumulate, leading to decay of the framing.” Source: Building America Solution Center, read 2026-11-03.

When I get sill plate replacement quotes, should I ask for anything specifically or question anything?

For a foundation insulation retrofit, request a condition assessment and an explanation of how the proposed assembly will handle moisture before accepting the scope. “Before proceeding with the foundation wall retrofit, an assessment should be made of the condition of the sill plate or sill beam, which sits on top of the foundation wall.” Source: Building America Solution Center, read 2026-11-03. “If there is no capillary break under the sill and/or if the sill is within 12 inches of the ground, it is possible that it has suffered water damage.” Source: Building America Solution Center, read 2026-11-03. “If so, the damaged pieces should be replaced and at the same time, a capillary break should be installed under the new pieces.” Source: Building America Solution Center, read 2026-11-03.
