How long do flat roofs last?

Residential built-up roofs usually last about 20 years, according to the U.S. Department of Housing and Urban Development (HUD) residential inspection guide (2000). HUD ties that estimate to quality, exposure, number of plies and drainage. For single-ply roofing, the guide gives a separate conditional estimate based on proper installation and maintenance, detailed in the source table below.

Flat roof lifespan

HUD’s built-up roofing estimate is “about 20 years” for residential buildings. Its single-ply guidance states: “If properly installed and properly maintained, a single-ply roof should last 20 years.” Both estimates appear in section 2.6 of the residential inspection guide (2000, read 2026-11-02).

For a flat-roof project, you can describe the membrane and installation scope on InstaBids and compare written bids.

How long it lasts, by source

For built-up residential roofing, HUD names quality, exposure, number of plies and drainage. For single-ply roofing, HUD specifies proper installation and maintenance. The table preserves those different conditions alongside the estimates from its residential inspection guide (2000, read 2026-11-02).

Questions

How long should a flat roof last?

For single-ply roofing, HUD’s residential guide says: “If properly installed and properly maintained, a single-ply roof should last 20 years.” This is conditional guidance from 2000, read 2026-11-02, covering the single-ply category described in that guide; it is not a separate estimate for each modern membrane product.

What are the signs a flat roof is leaking?

For an inaccessible low-slope roof underside, HUD identifies “signs of water leakage on interior ceilings and walls.” Its built-up-roof warning list includes cracking, blistering, alligatoring and wrinkling. The residential inspection guide treats those surface defects as possible repair or replacement indicators (2000, read 2026-11-02).

What maintenance does a flat roof need?

HUD’s single-ply guidance says “the coating should be reapplied periodically.” Its low-slope gutter caption separately calls for periodic inspection and cleaning. The residential inspection guide supplies no fixed coating-renewal interval in this section (2000, read 2026-11-02).

Why is water pooling on a flat roof?

HUD identifies ponded water from “improper drainage or sagging of the roof deck.” Section 2.6 of its residential inspection guide names both drainage and deck sagging when describing low-slope roof ponding (2000, read 2026-11-02).

What can go wrong with flat roof seams?

In HUD’s single-ply guidance, “Roof penetrations and seams are the most vulnerable parts” of the membrane covering. For roll roofing, the residential inspection guide specifically names seam separation and lifting (2000, read 2026-11-02).
