How to search a permit by address in Las Vegas

The city’s Managing Projects guide describes Check Status as a way to see review comments, inspection holds, inspection comments and a permit card. A certificate of occupancy appears when applicable. Its instructions offer several search fields, so an address is one route rather than the required starting point.

Search by Address, Parcel, Project Name, Project Number or Key Number. If you have a project number, then we recommend searching for that number or clicking on the project number from your Dashboard, which will also take you to this page.

If you already have the project number, the guide recommends that number or the project-number link in Dashboard. After retrieving the project, choose “Click to open” and expand the sections for details. These are the city’s published directions in its Managing Projects guide.

Las Vegas permit requirements

The homeowner guide of the City of Las Vegas connects structural additions, new structures and opening walls with both permits and plans. It is a different question from whether a particular online permit can be issued without a plan submission. Start with the work being proposed, then use the city’s application route for that scope.

If you add to the structure, add a new structure, or open interior or exterior walls—permits and plans are required.

Before you apply in Las Vegas: checklist

The city publishes separate application links for permits with plans and permits without plans. Its FAQ says commercial, residential and civil building submissions are electronic. The no-plans guide directs applicants whose scope is absent from the online list to the Citizen Portal/Dashboard with plans.

Select the type of permit you are applying for and please note that if your scope of work is not on the list, then you need to apply with plans on our Citizen Portal/Dashboard.

For an existing project, Dashboard supports document submission, viewing the project stage, reviewing documents and markups, responding to comments and submitting revisions after issuance. That project-management function is separate from the no-plans application list.

The Dashboard allows you to submit documents; search for projects; view the status or stage of your project; view the documents in review and markups; respond to comments; and submit revisions after issuance.

Do I need a permit for a fence in Las Vegas?

The city’s October 2025 homeowner guide distinguishes a block wall from an ornamental iron or wood fence. Its building-improvements list gives different height conditions for those structures and places them under the heading for a permit and plans. The material and height therefore matter to which published line describes the proposed work.

Build a block wall more than 30 inches high or a fence (ornamental iron or wood) over seven feet high;

Do I need a permit to repair or replace a roof in Las Vegas?

The roofing item in the city’s homeowner guide addresses new roofing, replacement sheathing and changing to tile over an existing covering. It includes a sheathing threshold and a separate tile condition. The city’s online no-plans list also names residential re-roofing for tile-to-tile work or the listed structural-sheathing case.

Add new roofing or install new sheathing when greater than 64 square feet. Also, when tile roofing is installed in lieu of, or over, an existing roof covering;

The online list describes which listed permits can proceed without plans; it does not describe the entire homeowner-guide list. A scope absent from the online list is directed to a plan submission and review. Keep that application distinction alongside the roofing rule rather than treating the online list as an exemption from permitting.

Las Vegas permit application

Water-heater work is named in the plumbing section of the homeowner guide. The city’s online list separately limits its water-heater entry to same-for-same work, including tankless. A replacement matching that entry and a project changing the scope are therefore described by different application instructions.

Install or replace a water heater or water softener;

For the online no-plans route, match the proposed work to the city’s published entry. If it is absent, the city guide sends the application to Dashboard with plans. That routing instruction does not remove the homeowner guide’s permit requirement for installing or replacing a water heater.

Can a homeowner pull their own permit in Las Vegas?

The city’s no-plans application guide includes a Residential Owner Builder choice alongside Building Contractor. That is the application choice documented here; the guide also tells applicants to move to a submission with plans when their scope is not listed. The owner-builder choice should be read together with that scope instruction.

Click on Building Contractor or Residential Owner Builder. (Fill in your contractor information if you are a contractor.)

An owner using that route still selects the permit type for the proposed work. The guide distinguishes who begins the application from whether the project fits the no-plans list; selecting an owner-builder option does not change the work categories printed in that list.

What work does not need a permit in Las Vegas?

The block-wall item in the city homeowner guide contains a narrow exception for adding a single course to an existing wall. The same item also names adding courses as permit work. The exception retains a limit tied to the resulting overall height and the city Development Code; it is not a general exemption for wall alterations.

Add additional courses to an existing block wall. A permit is not required to add a single course to an existing block wall provided the overall height of the wall with the additional course does not exceed the maximum allowable height specified in Title 19 (Development Code) of the Las Vegas Municipal Code.

The city lists routine review figures separately from fire review figures. The numbers table preserves those categories and the date the page was read. They are review figures rather than a published date for issuing a particular application.
