For homeowners
Types of stucco: which one suits your building?
Choose Lime-based stucco for buildings dating from 1700-1850 (NPS, 1990); Portland cement stucco for a light wood frame, where it can be applied over wood or metal lath (NPS, 1990); Synthetic stucco (EIFS), barrier system for masonry block or concrete substrates, which all manufacturers agree barrier systems work over (HUD, 1999); Synthetic stucco (EIFS), drainage system for walls where moisture may get in, since drainage techniques let moisture that may have entered exit the system (HUD, 1999).
The right choice depends on how old the building is and what its existing stucco is made of, what the wall is built of: masonry, log or wood frame, and whether water that gets behind the finish has a way to drain out.
| Type | Best for | Main advantages | Main drawbacks |
|---|---|---|---|
| Lime-based stucco | buildings dating from 1700-1850 (NPS, 1990) | more lime makes the stucco mix more plastic (NPS, 1990) | stucco mortar with a very large proportion of lime to sand is more likely to crack because of greater shrinkage (NPS, 1990) |
| Portland cement stucco | a light wood frame, where it can be applied over wood or metal lath (NPS, 1990) | with portland cement, stucco became even more versatile and durable (NPS, 1990); the national laboratory guide rates three-coat stucco High for fire resistance and for pest resistance (PNNL, 2021) | stucco made mostly of portland cement generally will not be physically compatible with softer, more flexible lime-rich historic stucco (NPS, 1990); on a wall of lime stucco, the differing expansion and contraction rates of lime and portland cement stucco will normally cause the stucco to crack (NPS, 1990); stucco is rigid and brittle, so once the strength of the cladding is exceeded, it will crack (PNNL, 2021) |
| Synthetic stucco (EIFS), barrier system | masonry block or concrete substrates, which all manufacturers agree barrier systems work over (HUD, 1999) | provides an important thermal break (HUD, 1999); the national laboratory guide rates EIFS High for fire resistance (PNNL, 2021) | in the failures HUD describes, with no drainageways, moisture trapped behind the cladding caused deterioration of the substrate (HUD, 1999); proper detailing and the choice of an experienced applicator are critical (HUD, 1999); extreme heat, dryness, cold (especially freeze-thaw) and moisture affect the system's performance (HUD, 1999); termites and carpenter ants can tunnel into the foam plastic and use it as a habitat (HUD, 1999); EIFS is rigid and brittle, so once the strength of the cladding is exceeded, it will crack (PNNL, 2021) |
| Synthetic stucco (EIFS), drainage system | walls where moisture may get in, since drainage techniques let moisture that may have entered exit the system (HUD, 1999) | all the advantages of a barrier system, with the added protection of drainageways to carry moisture out (HUD, 1999); the national laboratory guide rates EIFS High for fire resistance (PNNL, 2021) | generally needs mechanical fastening of the foam insulation board, which is more labor intensive than adhesive applications (HUD, 1999); termites and carpenter ants can tunnel into the foam plastic backing and use it as a habitat (HUD, 1999); some building researchers and experts remained unconvinced that it solves all the performance problems of barrier systems (HUD, 1999); stucco and EIFS are not thick enough to resist and dissipate the energy of a large hail stone (PNNL, 2021) |
