What repairs must a landlord keep up on a rental property?
Florida's landlord law, as one example, starts the landlord's duty this way:
The landlord at all times during the tenancy shall: (a) Comply with the requirements of applicable building, housing, and health codes; or (b) Where there are no applicable building, housing, or health codes, maintain the roofs, windows, doors, floors, steps, porches, exterior walls, foundations, and all other structural components in good repair and capable of resisting normal forces and loads and the plumbing in reasonable working condition.
How long does a landlord have to make a repair?
It depends on the state, the lease and, for some units, federal rules. For a unit rented to a tenant with a Housing Choice Voucher, the federal rule sets the repair clock:
If a deficiency is life-threatening, the owner must correct the deficiency within 24 hours of notification. For other deficiencies, the owner must correct the deficiency within 30 calendar days of notification (or any reasonable PHA-approved extension).
