Renton permit status

Search by the permit number to reach the result that lists its status. Renton then directs you to open the blue permit number. For inspection status and notes, its residential guide starts by asking you to log into the Online Permit Portal.

Inside the permit, select inspections, select the blue inspection number you want to review, and choose Checklist in the middle menu. This is the city’s published route to a completed inspection’s status and notes; it is separate from the initial search result’s permit status.

Your permit results will appear listing the status of the permit. Click on the blue permit number.

Do I need a permit to repair or replace a roof in Renton?

The Building Permits FAQ distinguishes roof covering from sheathing, and single-family residences from commercial or multifamily buildings. It also separates a re-roof permit from a building permit involving structural changes. Describe the roof layer being replaced and whether framing or roofing weight will change when asking Permit Services about the project.

Reroof: a permit is required if replacing roof covering or sheathing on a commercial/multi-family building or sheathing on a single family residence and will be issued over the counter. If you are doing structural alterations of roof framing (truss or rafter alterations, heavier weight roofing), plan review is required and you will need to apply for a Building Permit not a re-roof permit.

The structural examples in the FAQ are truss or rafter alterations and heavier roofing. Those examples go through plan review under a Building Permit. The over-the-counter statement belongs to the re-roof work described in the preceding sentence; it does not establish a review timeline for structural alterations.

Renton permit requirements

Renton’s Permit Services page requires a building permit for a deck more than 30 inches above grade. Its measurement includes a 5 foot perimeter around the deck. Keep that surrounding grade measurement in the description of the project when discussing the deck with the city.

Deck: A building permit is required if the deck is more than 30 inches above grade including a 5 foot perimeter around the deck.

Can a homeowner pull their own permit in Renton?

For a residential new/addition permit, Renton says the person signing must be the owner or the person responsible for the work. Its separate FAQ discusses who can perform the work after permits are obtained, including a residency condition for homeowners doing electrical work.

The person signing the permit shall be either the owner or the person responsible for the work.

Source: Residential New/Addition | City of Renton, read 2026-11-01

After obtaining the proper permits, a property owner may perform work on his own property or use his own employees to perform work. A tenant may work on a tenant space with permission from the owner. The only exception to this are electrical permits for which homeowners may do the work themselves if they have resided in the house for at least three (3) years.

The same FAQ separately places public right-of-way work and work on city-owned facilities under contractor qualification requirements. Read that part of the FAQ if your project reaches those locations. The owner-signing sentence does not remove the separate condition for those works.

What work does not need a permit in Renton?

The Permit Services page identifies a building-permit exemption for sheds under 200 square feet. It immediately directs readers to the Shed Handout for other requirements. Keep those other requirements in view when planning a shed; the building-permit exemption is the specific statement reproduced here.

Sheds: Sheds under 200 square feet do not require a building permit. See the Shed Handout for more information on other requirements.

Read the Shed Handout for the city’s additional shed guidance. The exemption sentence does not itself describe utility connections or site-specific restrictions.

How much is a permit and how long does it take in Renton?

Renton bases permit fees on project scope and the number of permits. For permits offered online, its FAQ directs readers to the Online Permit Portal; for other permits, it points to the schedule. Project estimates can change.

For residential new/addition applications, the guide says to allow 5 days for initial application review. It describes residential first review decisions as typically 2–3 weeks and residential revision decisions as typically 1–2 weeks. These are separate review stages, rather than a combined permit-issuance deadline.

Please note: New application submittals, and revisions to applications in review, are processed on a first in, first out basis. Timelines may vary depending on current backlog and staffing.

Before you apply in Renton: checklist

For residential new construction or an addition, begin with zoning and the Engineering Improvement Determination. Renton puts that determination before submittal of a Building Permit. Its application checklist calls for a completed and signed application and separate files for the listed project documents.

The documents include a site plan, erosion control plan, construction plans, landscape plan, Energy Code Checklist and the Engineering Improvement Determination results. Water and sewer availability letters are conditional on the determination. The construction-plan description includes floor plans, elevations, cross-sections and special details drawn to scale.

Renton’s process for other permits does not accept paper documents at the Permit Center; city staff supply a secure file-share link for the application and required files. The FAQ identifies mechanical, electrical, plumbing, residential photovoltaic and re-roof permits among the simple permits offered through CASSP.

Renton permit login

The Civic Access Self-Service Portal handles online applications and permit management. Renton’s help page explains how previously registered users reconnect their permit cases after re-registration: use the same account email as before. That preserves the association with cases attached to the earlier account.

If you re-register using the same email address as you previously registered on the portal, you will have access to all of the associated permit cases that were associated to the old registered account.

Renton building permit records

Copies of building plans use a different process from reading a permit’s status. The building FAQ directs requests for a building-plan search to the public records request process. It also cautions that residential building plans do not have to be kept long term.

Please note that the City is not required to retain copies of residential building plans long term, and also suggests reaching out to the builder, former owner or architect for residential plans.

Use Public Records Request for that request. For a permit’s current result and status, use CASSP’s record search instead.

How do I contact the Renton building department?

Use the city’s Permit Services page for Permit Services contact options. The Building Permits FAQ directs projects needing plan review to that office, while simple permits can be applied for through CASSP.
