How many pressure washing bids should I compare?
Get more than one: the FTC’s consumer guidance says "Get multiple estimates." Compare them on the same annotated surface list, checking cleaning agents, wash-water handling and the washing boundary.

Why do bids for one job differ?
Compare Florida pressure washing proposals by surfaces, coatings and runoff handling. Define what needs washing, identify existing finishes and ask how wash water would be collected before comparing the proposed cleaning methods.

Subparagraph 3 of section 489.117(4)(a) separately allows certain pre-existing local licensing for rooftop painting, coating and cleaning above three stories. Keep those tasks outside this ground-surface request.

Pressure washing buildings and pavement can dislodge oil, paint, sealants and debris, according to Fairfax County’s public-works guidance from Virginia. Describe the material being washed as well as the marks you want addressed. A driveway photograph should show the wider work area and nearby drainage, not just a close-up of the stain.

The same guidance recommends containing and properly disposing of wash water when chemicals, solvents or hazardous materials are used. Ask each company to name its cleaning agents and explain its collection and disposal plan. This is a technical comparison prompt; Fairfax County's local legal provisions are not Florida rules.

Keep your request specific: driveway, front path, patio or named wall surfaces. Exclude roof cleaning from this ground-surface request. Ask for separate descriptions of any sealing, painting or repairs suggested during the discussion. Do not add those tasks to the comparison merely because they appear beside cleaning on a proposal.
InstaBids gets you competitive written quotes without calls or home visits to bid; contractors never buy leads, and there is no fee during our pilot.
Post your requestWhen is a comparison less useful?
Treat a pressure washing comparison as incomplete when the surface coating, drainage route or wash-water disposal plan is unknown. More offers for the same undefined wash area will not explain whether a test patch is needed or where the resulting water would be collected.
For an urgent spill or an unknown substance, contact appropriate local help directly instead of requesting immediate pressure washing. Do not ask a bidder to identify an unknown material from a vague description. Keep routine appearance work separate from investigating a leak, damaged surface or contamination.
Resolve the coating question with a documented surface assessment and the drainage question with a marked collection area. If neither can be described yet, narrow the request to that investigation before requesting a whole-property washing plan.
How can I ask several companies the same questions?
Ask pressure washing bidders to mark a common set of photographs with surface boundaries and the route water would take. Include the outdoor tap, drains, planting beds and areas to leave untouched, then request preparation and collection details for each zone.
Fairfax County’s Virginia guide recommends minimizing the water volume used during pressure washing. Ask whether the bidder expects to use your outdoor tap or bring water, and what access is needed. Request its water-use approach without inventing a consumption figure for your property.

The county also recommends sweeping remaining residue and debris, explaining that later rain can carry it into storm drains. Include the cleanup after washing in your comparison; ask who collects leftover solids and how the work area will be left.

Use a photo key: A marks the washing boundary, B the surface material or coating, C the water source, and D each drain or low point. Draw arrows showing where you have seen water travel. Ask the bidder to add the proposed collection location and mark any uncertainty instead of assuming the photograph establishes the slope.
Orlando’s business stormwater guidance advises identifying storm drains before pressure washing and deciding where water will pool for collection. It also recommends dry cleanup of litter and liquid wastes before washing. Use those preparation questions for your site; Orlando’s local discharge provisions are not Broward or Palm Beach rules.

Ask the company to explain any uncertainty about an existing coating or mark before accepting a result description. Do not convert a desired appearance into a promise that every stain will disappear.
Should I ask whether a quotation has a charge?
Check the purpose of a test patch before arranging a pressure washing quotation visit. On a coated patio, identify the exact patch in a photograph and name the desired observation, then ask what runoff collection must be set up even for that limited trial.
Agree on a marked patch where you can compare the dried result with the surrounding coating. Ask which cleaning agent and method would be tried, who would photograph the result, and what observation would stop the trial. Request the appointment terms before the patch is washed. A successful patch still leaves the full-area water collection and disposal plan to resolve.
What should my request include?
Use annotated photographs in your pressure washing request, identifying stains, coatings, water access and nearby drains. Keep the requested washing boundary visible in the written request.
Contact details stay hidden until the homeowner picks a contractor and they confirm the connection.

What should I do when written bids arrive?
Read pressure washing bids as plans for moving and collecting water across named surfaces. Follow each proposal from preparation through washing to final residue removal, and return unanswered questions about drains, containment equipment or disposal before choosing.
Place the marked photographs beside the response. Circle any surface that appears in only one document and ask whether it is included. If a proposal adds coating or sealing, ask for it to be separated so you can evaluate the washing request on its own terms.
Choose only after you can follow the wash-water plan from each surface to collection and disposal. If a response names a cleaning agent but omits containment at the driveway’s low point, ask for that missing operation. Another proposal is useful when it supplies a workable explanation for that site condition, not merely a different description of the finished appearance.
