What is flashing?

Flashing is thin, waterproof material that directs water out at openings and joints in a home's exterior. Around windows, it includes sill, side and head details. DOE’s window guidance cites ASTM E2112-07 for sloped pans where sill depth exceeds 6 inches; ask which flashing detail your repair includes.

What this means for your home project

  1. Before new siding covers an opening, request a visual inspection of the flashing-to-house-wrap connections and record whether water is directed outward. Source: U.S. Department of Energy, Building America Solution Center, read 2026-11-06.
  2. Look at accessible window trim for rot or peeling paint and include any visible deterioration in the inspection request. Source: U.S. Department of Energy, Building America Solution Center, read 2026-11-06.
  3. Request a written flashing scope naming the bottom pan and side pieces; ask how the side pieces will overlap the pan to drain outward. Source: U.S. Department of Energy, Building America Solution Center, read 2026-11-06.
  4. For a proposed full window removal, ask the scope to list removal of the window, nearby trim and siding separately so the reply makes access work explicit. Source: U.S. Department of Energy, Building America Solution Center, read 2026-11-06.

Is house wrap the same as flashing?

House wrap and flashing have different roles in the same drainage system. DOE says house wrap serves as a "continuous drainage plane over the exterior walls"; flashing handles specific locations such as wall bases and window openings. Read 2026-11-06. (source)

“House wrap is sealed at all seams and overlaps flashing to serve as a continuous drainage plane over the exterior walls.” (source) “Common wall flashings include flashing at the base of walls, sidewall flashing where roofs intersect walls, and flashings around window and door openings.” (source) “Flashing is a thin, waterproof material, often metal, rubber, or vinyl, used to create a barrier against water intrusion at vulnerable junctions and penetrations in a building's exterior, such as where a roof meets a wall, or around pipes, vents, and windows.” (source)

How does flashing work on a window?

Window flashing drains through overlapping layers. DOE calls for side flashing "over the pan flashing" and head flashing beyond the sides. The pan is the bottom detail; jamb flashing covers the sides, and head flashing covers the top. Read 2026-11-06. (source)

“Install side flashing that extends over the pan flashing.” (source) “Install self-adhesive head flashing extending 1 inch beyond the jamb flashing.” (source) “Install self-adhesive jamb flashing extending 4 inches above the top of the head flange and even with the bottom of the sill flashing.” (source)

What is flashing tape used for?

Flashing tape can form a waterproof lining around a window sill. DOE describes formable flashing as a "stretchable self-adhered membrane that bends at corners". Non-elastic membrane needs corner cuts and patches; rigid manufactured pans and liquid-applied flashing are other options. Read 2026-11-06. (source)

“For pan or sill flashing, use formable flashing, a stretchable self-adhered membrane that bends at corners so one continuous piece can be used to cover the bottom and sides of the sill.” (source) “Other options for pan flashing include self-adhered non-elastic membrane (see Figure 3), which must be cut and patched at corners, two-piece rigid manufactured pan flashing, which comes with a built-in back dam that must be protected from breakage during window installation, or asphalt-based liquid flashing which is applied with a paint brush or roller.” (source)

Can caulk replace window flashing?

Caulk alone does not provide the layered drainage described in DOE’s window guidance. DOE warns that "the sealants will need to be reapplied periodically" and separately directs installers not to caulk across the sill. Keep the drainage opening in the repair discussion. Read 2026-11-06. (source)

“Most exterior wall cladding systems leak.” (source) “Even if a builder succeeds in sealing a majority of the holes, the caulks and sealants used to seal them will not last as long as the exterior cladding materials, and the sealants will need to be reapplied periodically.” (source) “Do not caulk across the sill.” (source)

How should I check flashing?

Flashing checks should cover drainage direction and the sill detail before siding conceals the work. DOE cites ASTM E2112-07: sloped pans are required when "the sill depth is greater than 6 inches". Ask the installer which detail fits the opening. Read 2026-11-06. (source)

“Sloped pans are required if the sill depth is greater than 6 inches according to ASTM E2112-07.” (source) “Visually inspect the window and door flashing before siding is installed to ensure that flashing is correctly installed and correctly integrated with sheathing and house wrap to direct water out and away from wall cavities.” (source)

How do I know if my window flashing is leaking?

Window trim that deteriorates can be a clue to water problems. DOE identifies "rot or peeling paint" and says missing flashing could contribute; wood that is easily pressed into is another warning. These observations warrant investigation rather than proving flashing is the sole cause. Read 2026-11-06. (source)

“If the window trim is showing signs of rot or peeling paint, a poorly draining window may be the cause.” (source) “A lack of flashing around and above the window could also contribute to the deterioration of the trim.” (source) “If you can easily press into the wood, that is a good indication of dry rot and water issues beneath.” (source)

Why is my flashing leak so expensive?

Flashing repair scope may include access work beyond replacing waterproof strips. For a window project where full removal is appropriate, DOE describes removing "adjacent trim and cladding" as well as the window. Ask whether those removal tasks are included in the written scope. Read 2026-11-06. (source)

“If full removal is appropriate, remove the existing windows or doors as well as adjacent trim and cladding, and prepare the rough openings with new flashing in accordance with the steps outlined in the Description tab.” (source)
