What is a wet bar?

A wet bar is a counter area with a small sink, sometimes with a refrigerator. Its name does not establish permission for cooking appliances: Honolulu’s Article 10 definition excludes a heating element and a 220-volt outlet. Check the local definition before writing the appliance list.

Do I need a permit for a wet bar?

A wet-bar sink can bring permit paperwork with it. In Arlington County, Virginia, every new or relocated sink requires a building permit. A new sink outside an existing kitchen or bathroom also requires an additional sink affidavit, with exceptions for Accessory Dwellings and Family or Caregiver Suites. “All new or relocated sinks require a building permit.” Source: Arlington County, read 2026-11-03. “Any new sink installed outside of an existing kitchen or bathroom requires the submission of an additional sink affidavit.” Source: Arlington County, read 2026-11-03. “An additional sink affidavit is not required for Accessory Dwellings or Family or Caregiver Suites.” Source: Arlington County, read 2026-11-03.

What Size Sink Do You Need for a Wet Bar?

Choose the sink against your local wet-bar limits before specifying it. San Diego County’s PDS-195 handout, revised in 2017, allows one single-basin sink up to 18 inches long with a drain up to 1.5 inches. Prince William County, Virginia, instead describes a sink no larger than 484 square inches. Those are different local measurements, not a single nationwide size. “Only one single-basin sink is allowed; maximum length of 18 inches with a maximum 1.5 inch drain.” Source: County of San Diego, read 2026-11-03. “Wet Bar: A small bar or counter area that contains limited cabinet space, may include a sink no larger than 484 square inches, and an under-the-counter or regular refrigerator, a wine-cooler, and a dishwasher.” Source: Prince William County, read 2026-11-03.

How many wet bars can I have?

In Honolulu, the planning department’s FAQ allows one wet bar per dwelling unit. That is a count for each dwelling unit in Honolulu; use it to check an additional-bar proposal there, rather than treating the limit as a national allowance. “One wet bar is allowed per dwelling unit.” Source: Honolulu Department of Planning and Permitting, read 2026-11-03.

What if I already have more wet bars, laundry rooms, and/or bathrooms than are allowed?

In Honolulu, check the existing wet bar’s status under LUO Section 21-4.110(b) before planning its replacement. The FAQ calls facilities above the allowance nonconforming: they do not conform to the stated limit. It permits repair, expansion or alteration that does not increase the nonconformity, and gives a separate restriction on replacement after removal or destruction. “If you have more wet bars, laundry rooms, and/or bathrooms than the maximum allowance, then each wet bar, laundry room, and/or bathroom over the maximum allowed will be considered nonconforming and subject to the nonconforming structure regulations [See LUO Section 21- 4.110(b)].” Source: Honolulu Department of Planning and Permitting, read 2026-11-03. “Therefore, they cannot be replaced if removed or destroyed by more than 90 percent of its replacement value.” Source: Honolulu Department of Planning and Permitting, read 2026-11-03. “Pursuant to LUO Section 21-4.110(b)(3), any nonconforming structure may be repaired, expanded, or altered in any manner that does not increase its nonconformity.” Source: Honolulu Department of Planning and Permitting, read 2026-11-03.

Can I have a stove in my wet bar?

A stove is excluded by the captured guidance for both Prince William County, Virginia, and San Diego County, California. Prince William County also names ovens, hood vents and cabinet-mounted microwaves among prohibited items. Its wet-bar definition includes a dishwasher, while San Diego County’s handout excludes one. Specify the actual appliances and the jurisdiction when describing the job. “No cooking appliances will be installed.” Source: Prince William County, read 2026-11-03. “Prohibited items include ovens, stoves, hood vents, and cabinet-mounted microwaves.” Source: Prince William County, read 2026-11-03. “No other appliance, including but not limited to, stove, range, dishwasher, garbage disposal or trash compactor, used for the preparation of food shall be located within or near a wet bar.” Source: County of San Diego, read 2026-11-03.
