How to search a permit by address in Spokane Valley
SmartGov provides a public Advanced Search form for City of Spokane Valley applications. Use Site Address for a location-based lookup; Site City, Site Zip and Parcel Number are separate fields. The form also offers Application Number and Type, so a permit number provides another way into the records.
Process Status is a separate search filter, alongside Submitted On, Issued On and Finaled On date fields. The status choices include Pending, Issued, Finaled, Closed, Inactive and Expired. These are application filters rather than a statement that a particular project has reached that stage.
Open the public Permit Search for the address and status fields. To submit or track your own application, use the Online Permit Portal. The portal offers application submission, inspection scheduling and inspection results.
Spokane Valley permit requirements
The city’s residential page separates new construction, additions and interior remodels. Its new-construction list includes homes, duplexes, garages and pole buildings, as well as decks, pools, spas and fences. The addition rule is useful when the proposed work increases an existing building’s floor area.
Residential additions - any square footage added to an existing residential home, duplex, or accessory structure

do i need a permit for a shed in Spokane Valley
For the shed exemption, the relevant local amendment is SVMC 24.40.040(A)(1)(a), which changes the International Building Code exemption list. The wording concerns a one-story detached accessory structure and specified uses; the floor-area condition is part of the exemption, rather than a separate general rule about sheds.
One-story detached accessory structures used as tool and storage sheds, playhouses and similar uses provided the floor area does not exceed 200 square feet (11.15 m2).

Spokane Valley building permit checklist
The deck-related exemption is in SVMC 24.40.040(A)(1)(b), amending IBC 105.2 Building item 6. Read the complete item when comparing a deck design: height, the surrounding ground, guardrails, space underneath and an accessible route each appear in the same provision. The city’s residential page also includes new decks among its permit projects.
Item 6. Decks, sidewalks and driveways not more than 30 inches (762 mm) above the lowest adjacent ground level within six feet horizontally of the edge of the deck, sidewalk or driveway and where a guardrail is not required by other sections of this code, and not over any basement or story below and are not part of an accessible route.

Can a homeowner pull their own permit in Spokane Valley?
The Spokane Valley portal’s disclaimer identifies the applicant as the property owner or a representative with permission and authority. It places permission to represent the owner and authority to carry out the project together in the same statement.
The applicant/permittee is the property owner or has full permission and authority to represent the property owner in this project and carry out the work specified in the permit.

Use the owner-or-representative wording when deciding who will submit the project application. The city recommends its Online Permit Portal for application submission and also provides fillable application forms for customers who do not use that portal.
What work does not need a permit in Spokane Valley?
The municipal code’s local IBC amendments provide an accessory-structure exemption and a separate deck, sidewalk and driveway item. The shed item is reproduced in the shed answer, and the deck item is reproduced in the checklist answer. Their conditions belong with those particular items; neither is a blanket exemption for residential construction.
For the accessory-structure item, the source names tool and storage sheds, playhouses and similar uses. It also specifies a detached, one-story structure. For the deck item, the source additionally addresses the need for a guardrail, an accessible route and a basement or story underneath.
Before you apply in Spokane Valley: checklist
The residential application page includes site-plan examples for a new residence, an addition or remodel, and an accessory structure. It also links a draw-your-own-site-plan document. Construction plans and a copy of the sewer permit appear in the same information section.
Pole-building plans have a specific engineering requirement on the city page. The sewer-permit entry identifies Spokane County Utility Department as the issuing department, so that document comes from a different office than the city building application.
Construction Plans (If proposed construction is a Pole Building, engineered drawings are required per {RCW 18.08.410} and one set must have an original signature and stamp.)

For the application itself, the city describes an online workflow that includes electronic submission, payment, obtaining the permit and scheduling an inspection. Its residential page also provides residential, mechanical and plumbing application forms for customers choosing the PDF route.
Spokane Valley permit status
SmartGov separates an application’s Process Status from its Submitted On, Issued On and Finaled On dates. Those fields help distinguish a submitted application from an issued permit or a completed record. For an inspection request, the city publishes its cutoff and same-day qualification in the timing table.
The stated same-business-day inspection service is qualified by “generally” and applies to requests received before the cutoff. Requests received after it are scheduled for the next business day. The inspection timing appears on the city’s Building Inspections page and also in its application workflow.
How do I contact the Spokane Valley building department?
The city identifies the Permit Center as the central source for permitting needs and questions. Open the official Permit Center page for the city’s contact options and links to application, search and inspection services.
