What to know before getting roof repair quotes in Broward County

Describe the job once with photos; every roofer who bids prices the same written scope, so you compare like with like instead of phoning five companies.

Why get more than one roof repair quote?

Typically, roof repair quotes for the same leak differ because each roofer prices a different job: one patches where the stain shows, another replaces flashing or a section of deck. Three quotes on one written scope show you which difference is the price and which is the plan.

How does bidding from photos and a scope card work?

Contractors who take part price your photos and written scope card, so nobody visits before you see any prices. Homeowners pay InstaBids nothing. Contact details stay hidden until the homeowner picks a contractor and they confirm the connection. The contractor you pick may visit once before settling the final price against the percentage the bid stated.

What photos should I take of my roof?

Take two wide shots of the roof from the ground and close-ups of the damaged area, plus a photo of any ceiling stain or wet spot inside. Note when the leak shows up, such as in heavy rain or wind. Stay off the roof: ground shots are enough to start.

My roof is leaking now. Should I post a job?

No, not if water is coming in today: call a roofer directly for a tarp or temporary repair, because bids take time to come in. A bid card suits a permanent repair you can plan ahead and photograph, once the roof is covered and the room below is dry.

Does a roof repair need a permit in Broward County?

Yes, above a small-repair threshold: the Broward County Board of Rules and Appeals amendments, which every Broward building office enforces, require a permit to repair any roof covering beyond that limit, followed by a roofing inspection. Dania Beach, Hollywood, Margate and Oakland Park say their small-job exemptions never cover roofing at all.

How do I check a roofer's license in Broward?

Ask for the license number, then search it on Broward County's contractor license search at dpepp.broward.org, by contractor name, CC number or firm name; no account is needed. A state-certified contractor appears on the DBPR search instead, because Chapter 9 of the county code exempts them from the county card. The county's contractor line is 954-765-4400.

Is Broward County in the High-Velocity Hurricane Zone?

Yes, section 202 of the Florida Building Code names Broward and Miami-Dade as the whole High-Velocity Hurricane Zone. For a roof repair that means most towns file on the county's HVHZ roofing application with product approvals, and in unincorporated areas the roofer must hand you the county's hurricane-zone roofing notice with the permit.

What makes one roof repair quote higher than another?

Typically, the scope differs more than the price: a patch versus a section replacement, new flashing, replacement decking, matching tile or shingle, or the permit. Ask each bidder to say which of those their estimate includes, so the lowest number is not simply the smallest job.

Who sees my details?

Nobody before the connection is confirmed: bidders see your scope card, your photos and your 5-digit ZIP code. Contact details stay hidden until the homeowner picks a contractor and they confirm the connection, and then you can talk directly.
