What to know before getting water heater quotes in Broward County

Describe the job once with photos; every contractor who bids prices the same written scope, so you compare like with like instead of phoning five companies.

Why get more than one water heater quote?

Typically, water heater quotes for the same house differ because each company prices a different job: one swaps in the same tank, another moves you to tankless or a bigger unit. Three quotes on one written scope show you which difference is the price and which is the plan, which three separate phone calls rarely do.

How does bidding from photos and a scope card work?

Contractors who take part price your photos and written scope card, so nobody visits before you see any prices. Homeowners pay InstaBids nothing. Contact details stay hidden until the homeowner picks a contractor and they confirm the connection. The contractor you pick may visit once before settling the final price against the percentage the bid stated.

What photos should I take of my water heater?

Take the label on the heater, a wide shot of the space around it, the pipes and valves on top, and the vent or electrical connection. Then photograph any leak, rust or drain pan. Labels matter most, because they tell a contractor the size, fuel and age of the unit.

My water heater is leaking now. Should I post a job?

No, not if water is on the floor today: shut off the water to the heater and call a plumber directly, because bids take time to come in. A bid card suits a planned replacement, such as an old tank that still works, with a photograph of its nameplate.

Does a water heater replacement need a permit in Broward County?

Yes, Broward County's building rules require a permit to install, alter or repair any plumbing, water supply or gas supply system, and Board of Rules and Appeals Policy 22-02 makes a water heater replacement data form a mandatory supplement to every Broward water heater permit application. The table shows how each town handles it.

What does Broward's water heater replacement form ask?

Typically, it records whether the new heater stays in the same location or is being relocated, and whether it runs on electricity or gas. The Board of Rules and Appeals says the form affects both plumbing and electrical contractors, so ask each bidder whether their estimate covers every permit the job needs.

Does the new small-job permit exemption cover a water heater?

No, not in any Broward town that addresses it. Under the state's single-family small-project exemption, in force since July 1, 2026, Oakland Park names water heater replacement as work that still needs a permit, and Dania Beach, Hillsboro Beach, Lauderdale-By-The-Sea, Margate and Weston keep plumbing and gas work outside the exemption.

How do I check a plumber's license in Broward?

Search Broward County's contractor license search on the Building Code Division portal, dpepp.broward.org, by contractor name, CC number or firm name; no account is needed. Chapter 9 of the county code puts plumbing under Division II of its Central Examining Board, and a state-certified contractor appears on the DBPR search instead, because the code exempts them.

Is Broward County in the High-Velocity Hurricane Zone?

Yes, section 202 of the Florida Building Code names Broward and Miami-Dade as the whole High-Velocity Hurricane Zone. We found no official rule tying water heater work to the zone, so it rarely changes an indoor swap; if your heater or a tankless unit sits outdoors, ask each bidder how it will be secured.

What makes one water heater quote higher than another?

Typically, the plan differs more than the price: the same tank versus a larger one, tank versus tankless, gas versus electric, new venting, wiring or a gas line, an expansion tank or drain pan, or the permit. Ask each bidder to say which of those their estimate includes, so the lowest number is not simply the smallest job.

Who sees my details?

Nobody before the connection is confirmed: bidders see your scope card, your photos and your 5-digit ZIP code. Contact details stay hidden until the homeowner picks a contractor and they confirm the connection. After that, you can talk directly.
