Key facts

Which public records can I look up for a plumbing contractor?

Check DBPR's plumbing record (CF/RF), Broward's contractor card search or a Palm Beach Certificate of Competency, and Florida DFS workers' compensation Proof of Coverage or exemption search. These three public records concern different identities and scopes; keep the search date for each.

DBPR explains that opening a matching licence record shows the individual contractor and associated business. Ask for both names before searching, particularly when a proposal uses a trading name while the signature line names someone else. Keep the exact record you read with the date.

How do I read the state licence record?

Read the expiry date and the name of record for the plumbing contractor (CF certified / RF registered); check that expiry is still in the future and that the company matches your contract. Read the full DBPR status and category against the pipe or fixture operation offered.

DBPR's construction FAQ, checked 14 October 2026, defines the status Current, Active as a current licence allowing practice within its scope. The status Current, Inactive describes a current licence without active practice in the construction profession. Record the words displayed rather than shortening either status to the single word current.

DBPR explains that a certified (C) licence applies statewide, while a registered (R) licence applies only in the local jurisdictions where the contractor is registered.

A plumbing record is a starting point for asking about the operation offered. DBPR's CF/RF definition includes installing, maintaining, repairing, altering and extending plumbing. Compare that description with the bidder's actual commitment: a diagnostic visit, a fixture connection and replacement of a concealed run are different promises even when the same category appears. The category does not tell you which of those operations is included in this estimate.

Put the proposal and record side by side. On the proposal, identify who signs for investigation and who signs for the eventual repair. On DBPR, open the individual entry and read the associated business. If the investigation firm refers you to another plumber for replacement, ask for that second firm's details before using the first search result as your reference.

Keep a separate question for each discrepancy: a trading name on the heading, another legal name at the signature, or a different individual number on a later estimate. Ask the bidder to connect the documents in writing and ask DBPR to explain any record relationship you cannot follow. Your notes should show which agreement the lookup concerns; they should not imply that a name resemblance settles it.

Does the county also keep a record?

Read Palm Beach's Certificate of Competency as a county-issued contractor licence, separate from the permit for your plumbing repair. Broward also provides a contractor card search; use the county route appropriate to your address and bidder's local registration.

A Palm Beach Certificate of Competency is the county's own contractor licence. If an RF plumbing bidder offers that document, ask the county to relate the registration to your repair address. Keep the county answer with the RF entry and the contracting company's name.

How can I check workers' compensation coverage?

Check the employer name supplied for your plumbing crew through DFS if you want an optional coverage lookup. Keep the search date with your written scope; the Proof of Coverage database describes its contents as selected information reported by carriers.

Source: Carrier-reported DFS coverage, read 14 October 2026.

For a job involving wall openings, ask who employs the people cutting access and who employs the people replacing the pipe. Keep the answers in your project notes. Request a separate explanation if the plumber proposes a restoration company rather than doing the closing work within the same contract.

The DFS exemption route is a different lookup: exemptions are issued to corporate officers and LLC members, not to the business. If an owner offers one, retain the person's name with the result and ask DFS about uncertainty instead of treating it as a crew list.

DFS says “Upon issuance of an exemption, the officer or member is not considered an employee of the business and may not recover workers' compensation benefits.”

What should I ask for in writing about insurance?

Ask the plumbing business for a certificate of insurance naming you as certificate holder, using the address on your written scope. Request the document before deciding, and send questions about its meaning to the insurer rather than interpreting it from the job description.

Source: FTC estimate and insurance checklist, read 14 October 2026.

Identify whether your request concerns fixture installation, work inside walls or an underground pipe repair. Ask for the issuer's contact details and an explanation of any difference between the business named on the certificate and the proposal. Keep the dated document with the version of the scope it accompanied.

For a multi-room repair, organise the documents by room and task rather than by the order in which they arrived. Attach the contractor's business details to the accepted pipe description, and put any separate restoration proposal beside the relevant opening. Ask each business to explain its own involvement.

If the proposed work changes from a local repair to a longer replacement run, ask for an updated description before collecting more documents. Keep the previous version available so you can see whether the company, location, operation or handoff changed. Request clarification where a new team or business is introduced.

How do I describe the plumbing job before checking anyone?

Describe the affected fixture and the beginning and end of the requested pipe work in a written scope. Mark observed leaks or drainage symptoms separately, and ask the plumber to distinguish investigation, replacement, access openings and surface restoration.

Describe where you have observed water, when the symptom occurs and which fixtures are involved. Ask the bidder to separate investigation from repair: opening a wall to locate a leak should be an explicit requested task, not an assumption buried beneath a general plumbing-work line.

For a supply-pipe job, identify the starting connection and the last fixture served. For a drain investigation, distinguish the inspection or diagnosis from any proposed replacement. Put unresolved demolition and restoration questions in the quote, so the trade category and the actual job description remain separate questions.

Build a plumbing boundary sketch before asking anyone to explain a category. Mark the affected fixture, the accessible connection and the area where you have noticed a symptom. Use ordinary room names and describe what you can observe. Ask the plumber to add the proposed endpoints of replacement, and keep that marked version with the estimate.

For a water-supply request, ask which fixtures are included and whether the proposal reaches all the way to each connection you want changed. For a drainage request, ask what the investigation will examine and how the findings will be reported. If the proposed work includes both supply and drainage, request separate descriptions rather than an undivided reference to pipes.

For a water-heater project, record the existing model information without dismantling anything. Ask the bidder to identify the proposed appliance, removal arrangements, connections and any associated work assigned to somebody else. If the response changes the appliance location, ask for the route and finish implications to be added to the scope.

A repair request is easier to read when the plumbing observations are attached to rooms and endpoints. Fill in the homeowner column only from what you already know; the plumber supplies the proposed investigation and repair.

Plumbing locationHomeowner observationBoundary the plumber should identify
Basin or sinkWhich fixture is affected and when the symptom appearsIs the operation limited to the fixture connection, the nearby drain or a longer concealed run?
Supply pipingRooms and fixtures you want included in replacementWhere does the new piping begin, where does it terminate, and which branches stay untouched?
Drainage investigationRecurrence, affected fixtures and any earlier report you already possessWhat length or area will be examined, what cannot be examined, and what findings will you receive?
Water heaterAccessible model label and current appliance locationWhich appliance, removal tasks and connection work are included; is relocation being proposed?
Wall openingSurface and room where access is being discussedWho creates the opening, who closes it, and what finish is included in each agreement?
Exterior routeKnown path, paving or planting near the proposed workWhat endpoints define excavation and pipe responsibility, and who reinstates disturbed surfaces?
Household interruptionAreas needing access and any scheduling constraintsWhen is water expected to be unavailable, and who communicates restoration of service?

Keep an unknown endpoint marked as a question. A photograph of staining can describe the symptom without establishing the source of the leak or the length of pipe that needs replacement.

Treat a drawing supplied by the bidder as a proposal to discuss, not something you must independently design. Ask who can answer a question about a boundary that crosses into another operation. Keep that person's role clear in your correspondence.

For a drain investigation, ask what deliverable accompanies the visit. If the bidder proposes a camera inspection, request the recording or report it intends to supply and an explanation of the section examined. Ask it to distinguish an observed obstruction from a recommendation for replacement, and to identify anything the investigation could not establish. Keep the diagnostic material available when you ask another plumber to discuss the proposed repair, without treating your own interpretation of an image as a technical finding.

How does InstaBids work, in one paragraph?

Homeowners pay InstaBids nothing. Contractors who take part estimate from your photos and a written scope card, so nobody visits before you see any prices. The contractor you pick may visit once before settling the final price against the percentage the bid stated.

What should I do before I sign?

Check your plumbing agreement for an exact repair boundary, a start date and a completion description. Ask who opens and closes walls, who supplies fixtures, and whether testing and disposal are included before accepting an answer that merely says to repair the leak.

Source: FTC estimate and insurance checklist, read 14 October 2026.

Build the final question list around the proposed operation. For a fixture replacement, ask for the model and connections included. For a pipe replacement, ask for the route, material and endpoints. For a drain investigation, ask what findings would require a new written proposal rather than letting a diagnostic appointment imply authorisation for replacement.

Give access and restoration their own lines. Ask when water will be unavailable, how the household will be told and who confirms the finished repair. If the scope changes after opening the wall, request the revised work and payment schedule in writing before deciding whether to proceed.
