How do I check a concrete driveway installation contractor in Florida myself?

Start by asking whether the driveway job includes any structure, then use the optional records that exist for it: the Sunbiz business entry, the DFS workers' compensation records and, only for structural work, the DBPR licensee search, because DBPR lists driveway and paver walkway installation among jobs that do not need its licence.

Key facts

Which concrete driveway public records can I look up myself?

Check up to three optional records for a concrete driveway bidder: the Sunbiz entry for the company on your written scope, the DFS coverage search for whoever employs the crew, and the DBPR licensee search if a line item reaches a carport, garage slab or other structure. Write the search date on every printout.

The Department of State's Search Records page, read 15 October 2026, groups one search under the heading Corporations, Limited Liability Companies, Limited Partnerships, and Trademarks, and one of its search options is labelled Officer/Registered Agent. Type the company name printed on the estimate, then note which people the entry lists as its officers or members.

Hold that entry up against the lettering on the truck door, the lawn sign and the proposal. A forming and finishing crew, a pump or ready-mix operator and a hauler for the broken slab can be three separate companies, so ask which one each name on your paperwork belongs to.

Which state records cover paver driveway installation?

Ask which task the concrete bidder proposes before you open any state record. DBPR places a new driveway or paver walkway in the column it labels Does not need a DBPR License, so an empty DBPR result for a driveway-only written scope is not, by itself, a warning sign.

Source: DBPR, what needs a DBPR licence (contractors table), read 15 October 2026.

The unlicensed activity page of DBPR, as read on 15 October 2026, opens its contractor section with a definition: “A Contractor is someone who demolishes, subtracts from, builds, or improves any building or structure for compensation.” One row of the table that follows sets a carport beside a driveway. The Needs a DBPR License cell reads: “Build a carport or sunroom for compensation.” The cell beside it, under Does not need a DBPR License, reads: “Install a driveway or install pavers/tile walkways regardless of compensation.”

Source: DBPR, what needs a DBPR licence (contractors table), read 15 October 2026.

Hold that row against your own plans. A flat slab where cars park is one job; a roof over that slab, a slab poured as the floor of a new garage, or a retaining wall holding back soil is a different written scope, and DBPR's licence categories, not this guide, answer which one fits it.

If a bidder names a state licence for structural work it also takes on, DBPR's construction industry page, read 15 October 2026, defines one such category: "A “residential contractor” means a contractor whose services are limited to construction, remodeling, repair, or improvement of one-family, two-family, or three-family residences which are not more than two stories and the “accessory use structures” in connection with these buildings." The page labels that category CR and RR.

Type that licence number into the DBPR Online Services search and nothing else. DBPR describes the site as a source of information on the people and businesses it regulates, so clip any result to the structural line item it belongs to, not to the driveway pour.

Where can I look up county records for driveway paving?

Check the statute before any county search. Section 489.117 lists driveway installation among job scopes for which a local government may not require a licence, so ask which line of your written scope, such as a carport roof or a retaining wall, any county card a bidder shows relates to.

Source: Section 489.117, 2026 Florida Statutes, read 15 October 2026.

Section 489.117(4)(a)1. of the 2026 Florida Statutes, read 15 October 2026, states: “For purposes of this section, job scopes for which a local government may not require a license include, but are not limited to, painting; flooring; cabinetry; interior remodeling when the scope of the project does not include a task for which a state license is required; driveway or tennis court installation; handyman services; decorative stone, tile, marble, granite, or terrazzo installation; plastering; pressure washing; stuccoing; caulking; and canvas awning and ornamental iron installation.”

Source: Section 489.117, 2026 Florida Statutes, read 15 October 2026.

A paved drive with a decorative border can touch two items on that list at once, the driveway installation and the decorative stone or tile work. Ask for the border as a separate line item with its own photographs, so the pour and the border are described apart. Whether your driveway needs a permit is a separate question from any card, so ask who will find that out and who would apply.

Where can I find concrete crew workers' compensation records?

Use the DFS coverage search, if you want this optional lookup, under the employer name of the people who will break out the old slab, set forms and pour or lay pavers. Ask whether the finishers are on the payroll of the company in your written scope or come from another firm.

The Proof of Coverage search page, read 15 October 2026, offers a search option labelled Employer Name. Enter the exact name the bidder gives for the crew's employer, and print the result with the date, since it describes that employer and not your particular driveway.

If an owner who works on the crew offers an exemption, the DFS exemptions page, read 15 October 2026, states: “Exemptions are issued to officers of a corporation and members of limited liability companies - not to the business.” Match the name on the exemption to an officer or member on the Sunbiz entry, and ask separately about the helpers who run the saw and carry the forms.

Which insurance questions could I ask about driveway paving?

Choose for yourself whether to request a certificate of insurance from the concrete business, naming you as certificate holder for the property in your written scope. Any question about what that document means goes to the issuer, and the request stays apart from how you compare the driveway proposals.

Ask which machines the job will bring onto your property, such as a breaker or skid steer for the old slab, a dump truck for disposal or a ready-mix truck or pump, which company runs each one, and request any document from the company on that line.

Ask too who is responsible for the sidewalk, curb, lawn, sprinkler heads and buried lines along the truck's path, and how that is written into the agreement. Keep each certificate with the version of the written scope it arrived with, because a revised plan can bring in another business.

What slab and base details should my driveway job description include?

Describe the area to be paved with rough measurements, the surface you have now and the surface you want: poured concrete, stamped concrete or pavers. Add photographs of the current slab, cracks, low spots where water collects and the edge where the drive meets the street, so all bidders price one identical written scope.

Ask each bidder to state its own answers in writing rather than leaving them inside one total: how thick the slab or paver base will be, what reinforcement it uses, how the base is compacted, where control joints go, which finish it proposes, how long the concrete cures before cars drive on it and whether sealing is included.

Cutting joints and breaking an old slab raise a safety question for whoever employs the crew. OSHA's construction silica page, read 15 October 2026, states: “OSHA's Respirable Crystalline Silica standard for construction requires employers to limit worker exposures to respirable crystalline silica and to take other steps to protect workers.” Ask which business employs the people doing the cutting, and how dust is handled near open windows and your neighbour's property.

For pavers, ask what goes under them, how the bedding layer is laid and what edge restraint holds the border in place. If you want water to soak in rather than run off, EPA's Soak Up the Rain page, read 15 October 2026, states: “These alternative materials which include pervious asphalt, pervious concrete, interlocking pavers, and plastic grid pavers, allow rain and snowmelt to seep through the surface down to underlying layers of soil and gravel.” Ask whether each bidder proposes one of them and how the base would differ.

Breaking out an old driveway can touch Florida's underground facility law. Section 556.102(4) of the 2026 Florida Statutes, read 15 October 2026, states: "“Demolish” or “demolition” means any operation by which a structure or mass of material is wrecked, razed, rended, moved, or removed by means of any tool, equipment, or discharge of explosives, or any disturbance of the earth in any manner on public or private lands which could damage any underground facility."

Source: Section 556.102, 2026 Florida Statutes (definitions), read 15 October 2026.

Section 556.105(6)(b) of the same statutes states: “An excavator may not demolish in the area described in the notice given under subsection (1) until all member operator underground facilities have been marked and located or removed.” Ask each bidder whether it will give the notice that subsection refers to for your address, and how its start date allows for the marks.

Settle four points in the request so every proposal answers them:

  1. Remove the old slab and haul it away, or pour over it, with disposal named as its own line item.
  2. Plain broom finish, stamped or coloured concrete, or pavers, with a sample or photograph of the look you want.
  3. Tree roots near the drive cut back, worked around or left for you to decide with an arborist.
  4. Any homeowners' association design review handled by you or by the bidder, with its answer kept beside the request.

Which photos explain my driveway replacement request?

Describe the driveway size, the surface you want, removal and disposal of the old slab and any apron or walkway, and attach photographs of each. Note the drainage problems and tree roots you can see, then ask every bidder to name anything it would not do.

Contact details stay hidden until the homeowner picks a contractor and they confirm the connection.

Which driveway exclusions should I clarify before signing?

Check your concrete agreement for each line item, the slab thickness or paver base the bidder wrote down, when work begins and ends, the curing time before you drive on it and the payment schedule. Set the company named at the signature beside any Sunbiz entry or coverage result you looked up.

The FTC's home improvement guidance, read 15 October 2026, advises in its section on contractor-arranged loans: “Don’t sign a document you haven’t read, is in a language you don’t understand, or that has blank spaces.”

Ask who walks the finished driveway with you to look at cracks, ponding and the joint pattern, and who returns if a section settles. If the shape, finish or thickness changes, get a signed change order before the truck arrives, and keep it with the photographs and any dated lookups.
